📉 MarketThe “May 18th Surge” is Approaching
The pricing landscape for May has officially moved into its second phase. While the Mueller and GAF increases from earlier this month are now active, a new wave of adjustments is scheduled for mid-month.
The May 18th Wave: Mark your calendars for Monday, May 18th. Three major players have confirmed cumulative price increases effective that day:
Atlas Roofing: A major shingle and accessories increase.
DaVinci Roofscapes: Adjustments across their composite lines.
Malarkey Roofing Products: A residential price increase across the US.
June 1st Outlook: Looking further ahead, CertainTeed, GAF, IKO, and Owens Corning have already issued notices for another round of residential increases on June 1st.
The Surcharge Factor: We are also seeing new Freight and Fuel Surcharges from GAF (effective May 1st) and others, as logistics costs continue to fluctuate in the 2026 economy.

Their thoughtful approach reflects a deep commitment to both craft and creativity, reminding us all of the impact architecture has when it is designed with both purpose and beauty in mind.
Delta Business Center by Picharchitects
The Delta Business Center, located in Viladecans (Barcelona, Spain) and completed in 2025, is a pioneering office development designed by Picharchitects/Pich-Aguilera. Grounded in the principles of the circular economy and bioclimatic design, the project rejects the traditional static office model. Instead, it is conceived as an “ecological infrastructure”a flexible, living system that harmonizes with its sensitive environmental context.
The “Floating” Volume and Ecological Ground
The site sits on four plots within the historical marshlands of the Llobregat River delta. Because surrounding urban developments were built at a higher elevation, the site forms a natural, basin-like depression. Picharchitects transformed this topographical challenge into a major design driver:
The Suspended Building: Rather than fully occupying the plot, the primary building volumes are elevated on pilotis (stilts). This “suspended” approach frees up the ground level, allowing the natural landscape, native vegetation, and topography to flow continuously beneath the structure.
Ecological Connectivity: By leaving the ground level open, the project maintains the local ecological corridor, minimizes the urban heat island effect through natural shading and plant evapotranspiration, and preserves the natural water permeability of the soil.
The Underground Threshold: To maintain the illusion of a floating structure, access is relocated. Visitors enter through a subterranean lobby hidden beneath a landscaped mound. From there, panoramic glass elevators transport users upward into the suspended office volumes.

Road to Housing Act Faces House Hurdle Over Investor Bans
The 21st Century ROAD to Housing Act is currently at a standstill as the House of Representatives debates the Senate’s aggressive “Section 901” provision. The clause, which seeks to prohibit institutional investors owning more than 350 homes from making new purchases, has become a major sticking point. While the administration views the ban as a prerequisite for a signature, House leadership is concerned it could inadvertently freeze the build-to-rent (BTR) market and reduce overall housing production during a supply crisis.

The End of the IECC Mandate: A New Chapter for Federal Loans
Federal housing agencies have officially begun the formal rescission of the 2021 International Energy Conservation Code (IECC) requirements for FHA and USDA-backed new builds. This rollback follows a federal court ruling which found that the stricter energy standards violated affordability laws by disproportionately raising construction costs. Builders are already pivoting their 2027 pipelines to reflect the more flexible standards, which are expected to shave up to $20,000 off the sticker price of new entry-level homes.
