The April 15th Surge: Both GAF and CertainTeed are scheduled to implement their massive 8% price increases this Wednesday. This affects all residential shingles, specialized underlayments, and ridge vents.
The “Carry-Over” Effect: We are seeing secondary manufacturers (including Tamko and Owens Corning) begin to align their mid-April shipping surcharges with these new baselines.
Solar Watch: Following the April 1st export policy shifts, we are seeing the first real-time impacts on inverter and racking hardware, which are now trending 12% higher than Q1 averages.

Capsule Retreat by EAST Architecture Studio
Designed by EAST Architecture Studio (founded by Charles Kettaneh and Nicolas Fayad) and completed in 2023, the Capsule Retreat in Zabbougha, Lebanon, is a profound exploration of how architecture can emerge from the specific "physiology" of a landscape. Rather than imposing a formal gesture onto the rugged Mount Lebanon terrain, the architects allowed the building to be shaped by the process of its own making, integrating local craftsmanship, geological memory, and contemporary art.
The Architecture of “Resonance”
The 400-square-meter residence is a monochromatic sanctuary that balances the weight of concrete with the airiness of the surrounding pine forest. The “Building Through Process” ethos is visible in every corner:
Tectonic Incompleteness: The design embraces a purposeful “incompleteness,” referencing the low-tech, rural building traditions of Lebanon. Instead of a polished, alien object, the house feels like a visible temporal progression of construction.
The Concrete Monolith: Concrete is the primary material, chosen for its historical weight in the Levant’s mid-century architecture. EAST Architecture explored the material in multiple states—smooth, water-washed, and rough-cast—celebrating its expressive potential.
Reclaimed Craft: In a circular approach to construction, the timber molds used to cast the concrete walls were locally sourced. Once the concrete set, the wood was repurposed as interior fittings and furniture, embedding the texture of the process directly into the living spaces.
